Our process

But, how do we do it?

Mandate

The first stage of the process is to sign a mandate, which secures
all elements of the commercial relationship. If you are ready, don’t hesitate to get in touch with us.

Research

Before we can start the search you will be required to provide all
the specific details that your new holiday home needs to have. Property type, location, must-haves, deal-breakers and of course budget. With this information, we will understand more about you and from here we can start to look at things through your eyes and realise your dreams.

Search

Armed with the relevant information we will start the search. We
will investigate and consider any properties that fit the brief. Everything from location, price and the seller’s position will be focused on. We will keep you informed of progress and furnish you with a shortlist for your to consideration and feedback.

To help you compile your short list of favourite properties we can
organise FaceTime viewings prior to your visit to Menorca.

Visits

Typically viewings would require 2 to 3 days, when you will be shown areas as well as properties. Second viewings and admin meetings can be slotted in too. We also introduce you to suitable lawyers, fiscal advisors, and other appropriate specialists. Mortgage advice and set-up is part of our service as is highly competitive currency exchange rates on
money transfer.

After your viewings, we will prepare a detailed property report,
including purchase costs, (Tax, Notary, Land Registry and Layers fees) and future running costs (local tax, town hall rates, insurance, management, garden and pool charges.

Purchase

On finding your perfect property we will negotiate directly on your
behalf to achieve the best possible price and terms and conditions. We manage every detail of your acquisition through to completion and beyond. We will be on hand to manage whatever is needed to make sure the whole process is seamless.
